
The Greensboro Builders Association’s annual meeting was held on April 2, 2025 featuring an industry update with Jim Tobin, President and Chief Executive Officer of the National Association of Home Builders.
In addition, the Association’s annual awards were presented to the following individuals and organizations for their contributions to the Greensboro Builders Association, the building industry and community.
Eugene Gulledge Award
The Eugene Gulledge Award for Distinguished Service is the highest honor given by the Builders Association. It is named in honor of Eugene Gulledge who founded the Greensboro Builders Association sixty-eight years ago. This award recognizes continuous, outstanding contributions to the Builders Association and the community at large over an extended period.

Carolyn Byrum received the 2024 Eugene Gulledge Award. Carolyn has been involved in the building industry for more than 25 years and actively engaged in our Association. She has served in numerous leadership capacities chairing various committees such as the Parade of Homes and Associates Council as well as serving on our Board of Directors as an Associate Director, Secretary, and Associate Vice President. Carolyn was recognized in 2004 as our Associate Member of the Year and continues today to support our Association. She is a charter member of our Professional Women in Building Council. Carolyn understands and values the importance of giving back…and does so as an Ambassador for our Association as well as many other entities throughout our community.
Builder Member of the Year

Phil Warrick received the 2024 Builder Member of the Year Award. Phil has been involved in the building industry for more than 30 years. He maintains both an Associate and Builder membership. He has been active serving in a variety of leadership positions the past twenty years, including GBA President in 2016. This past year he spearheaded the review and update of our Association’s bylaws. Phil is equally as involved on the national and state level, serving as NCHBA President in 2019…and receiving NAHB Life Delegate status this year.
Associate Member of the Year

Dede Potter received the 2024 Associate Member of the Year Award. Dede has been an active member for the past four years, serving as an ambassador for our Association, helping members make connections. She is a founding member of our Professional Women in Building Council, a member of our Remodelers Council, and has served on our Board of Directors as an Associate Director the past two years, continuing this year as our Second Vice President. Dede is also involved in numerous community organizations, including currently serving as Board Chair of Habitat for Humanity of Greater Greensboro.
Kavanagh Award

David Kolosieke received the 2024 Kavanagh Award for his commitment to affordable housing in our community. Over the past six years, he served as the President and CEO of Habitat for Humanity of Greater Greensboro. Under his leadership he led the charge in Habitat’s growth from a home builder to a community developer. In addition, he has been an advocate for workforce development serving on our construction careers committee as well as providing internships to students interested in construction.
Building for the Future Workforce Development Champion

GreenHawk Corporation received our inaugural Workforce Development Champion award for their vision, leadership and commitment to workforce development. Their donation of two residential lots this past year was instrumental in the formation of our Building for the Future Construction Careers Scholarship Endowment.
President’s Award


D.R. Horton and True Homes were each recognized as a recipient of our 2024 President’s Award for their support of construction careers and workforce development initiatives providing financial support for our Scholarship Endowment.
Lewis Award

R & K Custom Homes received the 2024 Lewis Award for utilizing the most Association members in the construction of their Parade homes, working with more than 32 members. This is their eight consecutive year of receiving this award recognizing their commitment to conduct business with Association members.
